A remodel done right starts with a structural assessment — not a mood board. Here is how Aegis approaches every project.

Consultation and Walkthrough. We walk the home with you. We look at what you want changed, what the structure can support, and what may be hiding behind the walls. This is where we listen and where we start asking the questions that prevent expensive surprises later.

Structural Assessment. Before any cosmetic work is scoped, we evaluate the structural condition of the home. Load paths, foundation integrity, masonry condition, framing quality — these determine what is possible and what is safe. Recommending cosmetic work on a home with unresolved structural issues is not something we do.

Design and Engineering. For projects involving structural changes — load-bearing wall removal, additions, second-story work — we coordinate with a structural engineer. Plans are drawn to reflect both your vision and what the structure can support.

Permitting. Major remodels require permits. We handle the application, coordinate with Sarasota, Manatee, or Charlotte county building departments, and manage the inspection schedule. Pulling permits is not optional on structural or mechanical work — it protects you at resale and with your insurance carrier.

Selective Demo. Demolition is controlled and deliberate. We remove what needs to go and protect what stays. On coastal homes, this phase often reveals prior water intrusion, deferred maintenance, or previous unpermitted work that needs to be addressed before rebuilding.

Rebuild. Framing, sheathing, insulation, drywall, and the finish envelope are rebuilt to current Florida Building Code standards — not just to match what was there before.

Finishes. Cabinetry, tile, flooring, fixtures, trim, and paint are coordinated in sequence. We manage the finish schedule to minimize the cascading delays that cause most remodel timelines to slip.

Final Inspection and Walkthrough. We close out the permit, pass final inspections, and walk the completed project with you before we consider the job done.
