Our Shell Construction Timeline

Shell construction efficiency depends on one thing above all else: no gaps between trades. When you control the structural trades in-house, the schedule is yours. Here is how a typical Aegis shell moves from dirt to dry-in.

Weeks 1–2: Site Work, Utilities, and Slab. The site contractor scrapes and grades the lot. The surveyor pins the building. We form the slab, and the lot gets backfilled if fill is required. Plumbers come in for underground — and if we are the plumbers, we control the timeline from this point forward. Footers are dug, rebar is run, and helical piles are installed if the site requires them. The electrician does his underground work. Then we pour. Two weeks, start to slab.

Week 3: Block Masonry. Block is delivered and we are going up. CMU walls are laid to the structural drawings, fill cells are pumped solid per the engineering plan. Every course is checked for plumb and alignment.

Weeks 4–5: Framing and Truss Set. Wood framing begins at the plate. Roof trusses are set and decked by our crew. Hurricane straps are installed at every connection per engineered drawings and Florida Building Code requirements.

Week 6: Plumbing Rough-In and Handoff. Our licensed plumbers (CFC1430823) perform the rough-in — supply lines, waste lines, and tub/shower pans set to the approved plumbing plan. At the end of this week, the shell is handed back to the developer ready for their finish trades.

This 6-week benchmark applies to a standard single-family residential shell. Multi-unit and larger footprint projects are scheduled on a project-specific basis.
